Definitions for every score and figure the platform displays.
Every number in the platform is derived from recorded transactions and contracts, not from asking prices. This page defines them.
Gross rental yield
Annual rent divided by purchase price, before costs.
gross yield = projected annual rent / purchase priceUseful for ranking, misleading in isolation — it ignores service charges, vacancy and transaction costs.
Net rental yield
Gross yield after the recurring costs an owner actually pays.
net yield = (projected annual rent − service charges − management − vacancy allowance)
/ (purchase price + acquisition costs)This is the figure to quote to an investor comparing property against other income assets.
ROI
Total return over the holding period, combining rental income and capital appreciation, expressed as an annualised percentage.
Projected rent
The model's estimate of achievable annual rent for a specific unit — not the building average. It accounts for size, layout, floor, view and the recorded rents of comparable units in the same and nearby towers.
Projected rent is a model output with an error band, not a guarantee. Treat the spread between comparable contracts as the realistic range.
Distress score
How far a listing sits below the modelled fair value for that unit, adjusted for how motivated the seller appears to be. Higher means a larger discount to fair value. Distress listings are only visible on paid tiers.
Confidence
How much comparable evidence supports a given unit's estimate. A unit in a large, actively traded tower scores high; a unique penthouse in a building with three recorded sales scores low. Low confidence does not mean the estimate is wrong — it means the range around it is wide.
